Due to recent concerns that were brought to our attention regarding the HOA's recreational vehicles rule, we were informed that our rule, which was carried over from Toll Brothers, was not in compliance with the local township zoning ordinance (Bedminster Township Zoning Ordinance, Section 405.c10.e). Because of this, we modified our rule to more closely follow the township's. Here is the full language of Bedminster Township Zoning Ordinance, Section 405.c10.e:
Parking for Recreational and Other Vehicles. A vehicle or piece of equipment, whether self-powered or designed to be pulled or carried, intended primarily for leisure time or recreational use. Recreational vehicles or units include, but are not limited to, the following: travel trailers, truck-mounted campers, motor homes, folding tent campers, auto, buses or trucks adapted for vacation use, snowmobiles, mini-bikes, all-terrain vehicles, go-carts, boats, boat trailers, and utility trailers. Recreational vehicles or units shall be stored either to the rear or side of the dwelling, or in a garage, or in a rooted structure.
Based on this ordinance, our rule has been modified to:

Additionally, homes that have driveway access to comply with rear or side of dwelling parking may only use their driveway for temporary parking of said recreational vehicles for unloading/loading or cleaning.
The township ordinance as written does not allow loading/unloading and/or cleaning in front of the home, but based on their guidance to other PLF homeowners and a neighboring community, they typically advise that 4 hours or less is a reasonable amount of time for this that they will not cite homeowners. That being said, the HOA cannot stop the township for citing residents in violation of local ordinances. The HOA will use similar loading/unloading guidance for enforcement of our side/rear of home parking rule.
As with other community issues, the board is doing our best to maintain common sense rules that give homeowners flexibility but keep the neighborhood attractive and safe. We understand not all residents will be happy with each rule, but we will listen to everyone and ultimately do our best to ensure the majority are content.
